About PahRoo Appraisal and Consultancy
PahRoo is a Chicago-area appraisal and consultancy firm led by Michael Hobbs, described in his own show’s words as a real estate investor, entrepreneur, and appraiser. That three-part identity is not a tagline. It is how the firm actually thinks about property.
An appraiser who invests
Most appraisal firm bios recite credentials. The more useful fact about PahRoo’s principal is that he has spent his career on both sides of the valuation question, running property management, development, and appraisal businesses at the same time, and putting his own capital where his analysis is.
One story he has told on the record: years ago he came across a small bungalow in a transaction structured so well it cost him almost nothing out of pocket, and instead of flipping it he handed his brother a key box as a holiday gift. The house was for his twin nieces, a college fund built out of real estate: hold it eighteen years, let it appreciate, borrow against it when tuition comes due. That is the firm’s worldview in miniature. Property is not paperwork. It is the most durable wealth instrument most families ever touch, and valuing it accurately is what makes every other decision about it possible.
It is also why he pushes the profession itself. A conviction he repeats to appraisers across the country: they hold the information, the knowledge, and the ability to help other people make great choices, and they should be the wealthiest people in their professional networks rather than among the poorest.
The podcast: Appraisers On Purpose
PahRoo produces Appraisers On Purpose, a long-form interview show with well over a hundred episodes featuring working appraisers, reviewers, litigation experts, and valuation leaders from across the country. The show exists because its host believes a valuation career should be built with intention rather than endured as drudgery, and that the fastest way to raise a profession is to put its best practitioners’ thinking on the record.
The mentorship thread runs through everything. As he put it in one of the show’s community roundtables, the more perspectives the profession shares, the broader its positive impact, because everyone wishes they had that kind of access when they were younger. Helping others help others, in his words, is what makes the work genuinely enjoyable.
Every episode closes with the same line, and it doubles as the firm’s operating ethos: create the change that you seek.
What the firm does
PahRoo provides residential and commercial appraisal and valuation consulting for lending, estate and date-of-death, divorce, tax appeal, litigation support, and general market value decisions, serving the Chicago area as its home market alongside its listed service areas. The same standard applies to all of it: an independent number, built from verified market evidence, written to hold up in front of whoever has to rely on it.
Why clients choose PahRoo
- Judgment formed on both sides of the transaction, as appraiser and as investor
- A practice culture built on continuous learning; the firm’s principal describes deep review work as education you cannot get sitting in a class or reading a book
- A national practitioner network, built across years of interviewing the profession’s best, that informs how the firm approaches unusual assignments
- Independence as a first principle: the value opinion is the appraiser’s own, every time
If you want to know what a property is actually worth, and you need the answer to survive scrutiny, that is the assignment PahRoo was built for.
